Modular homes are manufactured in sections, delivered to the jobsite on trailers, and set on a permanent foundation. Built to the same building codes as stick-built homes, modular homes have a perceived advantage due to speed of construction and cost savings. But after factoring in longer lead times from the factory and the necessary time the builder needs to complete everything on site, the reality is that a modular home is not necessarily finished at a faster rate or lower cost than a stick-built home.

Perhaps the biggest disadvantage of modular homes is the lack of flexibility in the design of the home. Because of their factory-built construction and the transportation needed to deliver the sections to the jobsite, modular homes are difficult to customize. In general, most modular designs are ranches, smaller 2-stories, and simple in their design.
